MWS offers luxurious single family residences for sale under a shared home ownership concept. Shared home ownership offers the buyer, deeded, undivided interest in real estate. This means you may keep your share for use, deed it to your children or sell your share. The key to this type of ownership is that you own a luxury home with only a fraction of the responsibility and additional costs associated with home ownership. More importantly, buyers have the opportunity to make a conscious decision and concerted effort for the environment in the vacation home market.

"Eighty percent of South Lake Tahoe homes are second homeowners," says Debra Landerkin of Placer Title Company based in South Lake Tahoe. "On average, second homeowners use their property 17 to 20 days per year." And according to the Sierra Green Building Association, less than one percent of Lake Tahoe homes are considered to be eco-friendly. "These homes, which sit vacant the majority of the year, pump out 700 tons of carbon dioxide annually. Additionally, you take the average new construction on the lake, which is approximately 3,000 square feet, and we know that on average 10 to 15 trees are logged per property for just the building site and an additional 2.2 acres of timber is needed to build that 3,000 square-foot-home," says Mark Salmon with Pinnacle Realty based on the south shore of Lake Tahoe.

According to Simms, the sheer number of vacant vacation homes and their environmental impact seems in strong juxtaposition to a local economy that thrives on tourism because of its natural beauty and access to the outdoors. Although the homes MWS offers have very many eco-friendly features, it's not so much about the materials used to build these homes, as it is about the use pattern and its impact on the carbon footprint. Simply put, instead of having six or eight families purchasing six or eight homes that sit vacant 80 percent of the year, you have these families sharing one luxurious home.

While the concept of "sharing" a home may seem awkward to some, each homes' attention to designer detail make a once important obstacle into an insignificant afterthought. These details include bath essentials, decorative pillows, mountain artwork, outdoor heat lamps, espresso machines, throw blankets and personal storage lockers for all your outdoor activities such as ski equipment, or mountain bikes.

"Going green through shared home ownership makes both economical and environmental sense," says Simms. "You don't have to feel like you're making a compromise."

South Shore homes currently available through MWS are offered for $299,000 per share and offer six to more than eight weeks of use per year with a rotating use pattern enabling owners more flexibility to enjoy their favorite Tahoe season. Additionally, each home obtains the services of a local and well-established property management group for maintenance, housecleaning and scheduling.

Simms hopes that not only smart investors, but the environmentally conscious see shared home ownership as an ideal alternative to traditional vacation real estate ownership. "A vacation represents a few weeks out of the year. Why pay or sacrifice any more than necessary to enjoy. There is no reason why people should have to choose between going green and living in comfort and luxury."
